There are a number of essentials factors to consider when letting a property.

Firstly, you need to decide which level of service you would like to use to meet your personal needs.

To keep life simple, H&H King offers three levels of service:

Let Onlyequivalent to one months rent + VAT
Designed to find a tenant and tailored to the landlord who prefers to look after the day-to-day running of the tenancy.

Benefits of Let Only:

  • Online marketing
  • A reference service
  • The photographic check-in report
  • Draw up a legal Tenancy Agreement and deal with Tenant’s Deposit
  • Notification to local authorities and relevant utility suppliers
  • Verification that the property meets current legislation and regulations

 

Fully Managed£300 + VAT (initial set up fee) and then 10% + VAT from month 2)
This requires the minimum level of involvement from you to ensure your let is as hassle-free as possible, and includes all of the benefits of the Let Only service, as well as the following –

Benefits of Fully Managed:

  • Collection and redistribution of monthly rent
  • Undertake routine visits to check on property condition
  • Organise any necessary maintenance work with nominated contractors
  • Undertake timely tenancy review and renewal
  • Tenants ‘Check Out’ service to include Tenant’s Deposit

 

Fully Managed Plus £350 + VAT (initial set up fee) and then 15% + VAT from month 2)
This package requires minimal input from yourself, and has all the initial benefits of the Let Only package, and the benefits of a Fully Managed service, as well as the following –

  • Guaranteed monthly rent
  • Legal fee cover
