Public Auction of a South Cumbrian Farm and Land held by Michael CL Hodgson (our sister company) demonstrated demand from local purchasers
The recent auction of the 146 acre livestock farm, Bonfire Hall Farm and Little Borwick Fold demonstrated that there continues to be a high level of interest for property with land, and grazing land.
Bonfire Hall a sizeable ring-fenced livestock farm in the South Lakes, was sold in two lots, the first lot, Bonfire Hall’s five bedroom farmhouse, farm steading and 113 acres of land sold for £948,000 5% more than the guide price. The second lot, 32 acres of grazing and upland pasture, sold for £3375 per acre, 10% more than the guide price. Little Borwick Fold near Crook, a small Cumbrian fold, sold as a whole, also for 10% in excess of the guide price.
In advance of the auction both properties received many viewings from local parties and many who were from outwith the area including a number from the south of England. On the sale day, the auction room was packed, and despite the widespread geographical interest, all lots were sold to local people.
Commenting afterwards, Colin Thomlinson, Director of Michael CL Hodgson said: Both sales were extremely successful, and the grazing land sold especially well. In all instances the prices achieved exceeded expectations. This post – Brexit auction reaffirms that there continues to be a strong demand in the South Lakes area for farms and land, and that local people are keen to expand their holdings.“
